“Хрущевки”, “хрущобы” – как только не называли злые на язык советские граждане новое жилье, которое начало массово появляться в городах, начиная с 1950-х годов. Немало таких домов построено и в Запорожье, и в них до сих пор живет немало людей. Давайте посмотрим, как все начиналось, как живется в “хрущевках” сейчас и что на этот счет думают городские власти.
Опыт строительства панельных домов был в СССР еще до войны, но по-настоящему подготовка к индустриальному строительству развернулась ближе к середине 1950-х годов. В декабре 1954 Хрущев выступил с речью, в которой раскритиковал “архитектурные излишества”, и утверждал что архитекторы слишком много внимания уделяют внешней красоте, забывая о функциональности и необходимости быстро обеспечить людей жилплощадью.
Сразу прекратилось строительство вычурных домов сталинского периода, полностью исчезли любые внешние декоративные элементы. Времена лепнины и другой внешней эстетики остались в далеком прошлом. Новые дома строились по нескольким проектам тысячами экземпляров, отличаясь от друга внешне в лучшем случае цветом стен.
Приоритетом стало максимально быстрое возведение домов. Жилищная площадь в таких домах была маленькой, особенно маленькими были кухни. Объясняли это тем, что жильцы должны были питаться в столовых и других заведениях общепита.
Немаловажный вклад в распространение домов панельного типа внес визит Хрущева во Францию. Там он увидел дома, построенные по системе местного инженера Раймона Камю. Французские технологии были взяты на вооружение и переработаны, с целью максимального упрощения и удешевления.
Первым городским районом, застроенным домами такого типа стали московские Новые Черёмушки. По аналогии районы, в которых появлялись здание по новым проектам, тоже стали называть “Черёмушками”.
В Запорожье тоже появляется такой район. В 1961-м году в нашем городе начинают возводить кварталы №100 и №101, которые полностью заняты новыми пятиэтажными домами. Рядом с зоной застройки оказалось село Вознесенка, территориально район ограничен нынешними улицами Лермонтова, Патриотической и бульваром Центральным.
Строительство заняло около двух лет. Дома относились к 480 серии, разработки киевской организации КиевЗНИИЭП. У данного проекта была важная конструктивная особенность, плиты перекрытия были шатровыми. Плюс у такого перекрытия был один – визуально помещение становилось выше. Минусов же было гораздо больше – тонкий слой бетона не оставлял даже малейших шансов на звукоизоляцию. Сами жители, заселявшиеся в новые дома, жаловались на течи, плохо вставленные окна и покосившиеся двери.
Низкое качество работ было неизменным спутником строительства “хрущевок”. Дома сдавали в лихорадочном темпе. К примеру, в Ленинграде одну из “хрущевок” сдали за 5 дней, в Запорожье тоже старались не отставать от колыбели революции и держали высокий темп. Естественно, что при рекордных скоростных показателях качество работ очень сильно страдало.
Зато это был первый опыт научного подхода к строительству. Сразу же планировалось строительство школ, дорог, остановок транспорта, аптек и других организаций сферы обслуживания. Высчитывались минимальные потребности людей, определялись оптимальные маршруты к объектам социальной сферы – все это способствовало осовремениванию жилищного строительства. Для Запорожья, в котором тысячи людей жили в крайне стесненных жилищных условиях, все это было в диковинку.
Сразу скажем: многие переселялись сюда из бараков и землянок, поэтому даже такое жилье было, что называется, “за счастье”. Но жизнь в хрущевках была далекой от идеала, и сейчас мы разберемся, почему так вышло.
В погоне за дешевизной было урезано буквально все. Высота потолков не превышала и 2,5 метров, площадь кухни – 6,5 м2. Никакого лифта в “хрущевках” не было (все дело в строительных нормах, в домах в 5 и ниже этажей можно было не обустраивать лифт), также, как правило, не было и мусоропровода.
Зато были в этих квартирах такие блага цивилизации как холодное водоснабжение и канализация, а также центральное отопление. Было тут и горячее водоснабжение, иногда оно обеспечивалось газовой колонкой, но чаще это была централизованная подача.
Как уже говорилось, кухня была маленькой. Главным помощником тут значилась плита, она была как правило газовой или электрической. Были в “хрущевках” и плиты на дровах, но в Запорожье такие, насколько известно, не встречались.
Холодильник в “хрущевках” предусмотрен не был, да и проводка тоже была не рассчитана на подключение мощных потребителей. В основном роль холодильника выполняла ниша в стене, да и то только в зимнее время. Ниша размещалась под окном кухни, и иногда имела отверстие для поступления воздуха. Сейчас по назначению такие ниши используют редко, но во многих домах они сохранились до сих пор.
Маленькие размеры помещений вызвали необходимость в новой мебели. Старая в новые квартиры практически всегда либо не помещалась, либо банально не проходила через проходы. Так что работа на мебельных фабриках кипела, а спрос намного превышал предложение.
Существенным минусом было полное отсутствие звукоизоляции. Привычка вешать на стенку ковер приобрела массовый характер именно в эпоху”хрущевок” – можно было хоть так немного “обеззвучить” свое жилище. Ведь толщина бетона между соседними квартирами была всего 5 сантиметров, поэтому слышно было даже негромкий разговор.
Санузел в запорожских “хрущевках” был совмещенным. С унитазом соседствовала ванная, как правило “сидячего” типа, для “лежачих” ванных тут просто не было места. Принять же полноценный душ в “хрущевке” – невиданная роскошь, требовавшая поначалу наличия специальной насадки на кран и занавески над ванной.
“Хрущевки” должны были стать временным жилищем, и предполагалось что их снесут через пару-тройку десятков лет, а люди получат новую жилплощадь. Но даже в советские годы дело до сноса домов практически нигде не дошло, а уж после распада СССР вопрос о расселении жильцов в новую жилплощадь задавать стало просто смешно.
Между тем, здания постепенно разрушаются. Ни их фундаменты, ни их стены не рассчитаны на такую длительную эксплуатацию. Страдает и электропроводка, совершенно не рассчитанная на подключение большого числа мощных потребителей. А ведь сегодня в квартирах можно встретить и стиральные машины, и кондиционеры, и бойлеры, не говоря уже о кондиционерах и компьютерах. Полную же замену проводки во всем доме провести, конечно, можно, но малореально – это очень дорого и не все жильцы готовы за это платить.
Кроме того, многие жильцы в последнее время увлеклись перепланировками. Яркое следствие этого – трещины в стенах и постепенное разрушение дома. Про такие мелочи, как протекающие трубы и крышу подробно писать не будем, это и в более новых домах не редкость.
Дома сейчас укрепляют подпорками, утепляют и всячески пытаются продлить им жизнь. Пока что случаев обрушения “хрущевок” в Запорожье не было, а власти города даже в планах не предусматривают расселение людей. Чиновники говорят, что в Запорожье достаточно домов, которые находятся в куда более плачевном состоянии, чем хрущевки, и первоначально будут расселять людей именно из таких зданий. Кроме того, в кулуарах Верховной Рады “гуляет” законопроект, который также призван решить проблему с “хрущевками”. Но до реальных шагов дело пока не дошло.
