Практически все узнаваемые нами здания Запорожья были спроектированы еще в советское время. Немногие новостройки лишь подчеркивают этот факт. Сегодня мало кто помнит, но многие из них построены по проектам, составленным в нашем городе. Здание бывшего проектного института стоит заброшенным, а ведь именно здесь планировали будущее нашего города.
Проектная организация начала свою работу в 1946 году. Тогда она носила название «Облпроект». Первоначально основное назначение организации – доработка чужих проектов под местные условия и разработка типовых зданий для массового строительства. Со временем запорожский филиал общеукраинской организации Укргорстройпроект получал все больше самостоятельности.
Большая часть проектных работ, которые осуществляли в нашем городе с 1945 по начало 1960-х годов, относились к Харьковскому филиалу Укргорстройпроекта. Именно гости из Харькова спроектировали большинство зданий в стиле «сталинского ампира». Некоторую часть работ выполнили московские архитекторы. В Запорожье же в этот период могли лишь набираться опыта у старших коллег. Никакой самостоятельной разработки в те годы почти не велось, если не считать строительство двухэтажных зданий на Кичкасе.
В начале 1960-х начинается период активной застройки Запорожья, начинается новое проектирование центра города и новых жилых районов. Именно под эти задачи и создается запорожский филиал Укргорстройпроекта. Строительство велось в крайне неблагоприятных условиях. Грунты в Запорожье были в основном просадочными. Это заставляло предъявлять дополнительные требования к проектированию жилых домов, общественных зданий и других сооружений. Особенно это касалось многоэтажных зданий. Подобный опыт на тот момент почти отсутствовал, поэтому многое приходилось разрабатывать практически с нуля. Технологию строительства в подобных условиях разработали именно в нашем городе.
В 1966 году в запорожском филиале Укргорстройпроекта был разработан генеральный план Запорожья. Он был утвержден в мае Советом министров СССР. Согласно ему, предполагалось строительство ряда новых микрорайонов, поскольку дальнейшее увеличение жилплощади за счет центральной части города было невозможно.
В Запородье по проектам филиала разрабатывали технологии ускоренного глубинного уплотнения грунта. Также продумывались технологии забивания свай, а заодно и прокладки инженерных сетей в таких непростых условиях.
Именно в нашем городе впервые внедрена и проверена натурными испытаниями экспериментальная конструкция 9-этажного панельного здания, приспособленного к неравномерным осадкам грунта. Вскоре данный опыт стал активно применяться по всему Советскому Союзу.

Среди проектов запорожского филиала можно назвать большую часть знаковых и крупных зданий Запорожья. Так, это были здания областного издательства, общежития педагогического института (ныне ЗНУ), ряд баз отдыха на Хортице. Особняком следует отметить здание запорожского цирка. Его впервые, как для такого значимого и необычного по своей архитектуре сооружения, спроектировали в Запорожье.
Еще одним важным проектом была гостиница «Интурист». Эта фешенебельная по тогдашним меркам гостиница должна была стать самой лучшей во всей области. Так оно и было долгие годы, и в ней всегда останавливались VIP-ы как из Советского Союза, так и стран социалистического лагеря.

Также создавались и индивидуальные проекты. К ним относится здание медицинского института, зданий обкома КПСС,
Также филиалом был разработан проект острова Хортица. Он должен был быть полностью разделен на жилую зону, зону отдыха и заповедную территорию. Предполагалось построить тут полноценный историко-культурный комплекс – но, к сожалению, планы остались лишь на бумаге.
Одним и главных достижений института «Запорожгражданпроект» (со временем филиал выделили в отдельное учреждение) стало проектирование запорожских микрорайонов. Шевченковский, Южный, Хортицкий – все они проектировались нашими, местными специалистами. Правда, многие замыслы не удалось воплотить из-за нехватки времени и средств. Но даже то, что успели построить, все равно впечатляет.
Также запорожцы творчески перерабатывали и типовые проекты. К примерам такого строительства можно отнести универмаг «Украина», универмаг на центральном рынке Анголенко (теперь это улица Базарная), кинотеатр «Космос».

С началом кризиса 1990-х годов строительство новых крупных объектов в Запорожье полностью останавливается. Многие здания, доведенные даже до высокого процента готовности, остаются стоять пустыми коробками.
В общем-то, у института просто пропала занятость. Заказы от «частников» были редкими, поскольку появились многочисленные мелкие фирмы, предоставлявшие аналогичные услуги. Тем более, что уровень проектов намного упростился по сравнению с советскими временами. Те же масштабные стройки, которые все же велись в Запорожье – в основном были по киевским проектам.

По сути, институт окончательно умер к 2014 году. Сотрудники выходили на митинги, рассчитывая сохранить институт. Но из этого ничего не вышло, уникальное учреждение было никому не нужно. Однажды в здании вспыхнул пожар. Хорошо, что на тот момент уникальный архив института уже успели вывезти на хранение. Его утрата или же кража имела бы катастрофическое значение для Запорожья.
Сегодня остатки здания, построенного в конце 1970-х годов являются одной из знаковых запорожских развалин. Его постепенно растаскивают на стройматериалы. Восстановление и охрана здания никому не нужны. Очевидно, предполагается продать землю кому-то из имеющих средства местных бизнесменов. Нужно только, чтобы здание окончательно разрушилось. Пока что оно даже не находится в подчинении города, а принадлежит общегосударственной структуре. Это тоже является важной преградой к тому, чтобы использовать его или перестроить.
